1. Premises
Sublessor hereby subleases to Subtenant a designated space within the warehouse located at 15562 Arrow Hwy, Irwindale, CA 91706 (“Premises”). The designated subleased space is approximately 10 feet by 10 feet and amended as required for the purposes of the subleased space.
2. Term
The term of this Sublease shall be on a month-to-month basis, commencing upon the date of the first rental payment (the “Effective Date”). Either party may terminate this Agreement by providing advance written notice to the other party. The minimum advance notice period shall be 15 days.
3. Rent and Payment
Subtenant agrees to pay a monthly rental fee of $500.00 to Sublessor. Rent shall be paid via PayPal to Arcane Industries LLC on or before the 5th of each month. Late payments may be subject to suspension and removal of all equipment, stored items, tools, and materials from the premises.
4. Use of Premises
Subtenant may use the subleased space for storage, repairs, general work, and related activities. Subtenant shall not use the Premises for any unlawful purposes and shall comply with all applicable laws, regulations, and building rules.
5. Access
Subtenant shall have 24/7 access to the designated subleased space. Sublessor shall provide necessary means of access, such as keys or security codes, as applicable.
6. Maintenance and Repairs
Subtenant shall maintain the subleased space in good condition and shall be responsible for any damages caused by their use. Subtenant shall not make any alterations or modifications to the space without prior written consent from Sublessor.
7. Liability and Indemnification
Subtenant assumes all risk of loss, damage, or liability arising from its use of the Premises. Subtenant agrees to indemnify, defend, and hold harmless Sublessor from any claims, damages, or expenses resulting from Subtenant’s use of the Premises.
8. Insurance
Subtenant is responsible for obtaining any necessary insurance coverage for its property and activities conducted within the Premises. Sublessor shall not be liable for any loss or damage to Subtenant’s property.
9. Default
Failure to comply with the terms of this Agreement, including non-payment of rent, may result in termination of this Agreement by Sublessor with notice as required under Section 2.
10. Miscellaneous
- This Agreement does not create a landlord-tenant relationship, nor does it grant Subtenant any rights beyond those stated herein.
- Any modifications to this Agreement must be in writing and signed by both parties.
- This Agreement shall be governed by the laws of the State of California.
